CONDITIONS:

1.  Public Auction Sale subject to Seller confirmation
2.  Multi-Parcel Sale Auction: Buyer may bid on each tract individually and/or together
3.  Any new bid or combination of bill must raise the total bid by $1,000
4.  Registration and bidder number required to bid
5.  No bids will be subject to financing
6.  Parcels are sold without survey based on County Auditor's Records

TERMS:

1.  $30,000 down day of sale for Tract 1 (80 acres)
     $20,000 down day of sale for Tract 2 (60 acres)
     $50,000 down day of sale for Both Tracts 1 and 2 (140 acres)
2.  Closing to be on or before October 24, 2008
3.  Possession to be upon removal of the 2008 crop or January 1, 2009, whichever occurs first
4.  Seller to pay all of the 2008 Taxes. Buyer responsible for 2009 taxes and beyond
5.  Seller to furnish a warranty deed and pay prevailing transfer tax

Any changes or deviations announced prior to the sale take precedence over the above terms and conditions.
